The Challenge
The Georgian House Hotel is a collection of interconnected historic buildings in Pimlico, central London, offering guests a distinctive boutique experience with easy access to the city. The property has evolved over time, bringing several period buildings together into a single hotel and restaurant operation.
Heating and hot water are delivered through a combination of gas boilers distributed across five plant rooms in basements and utility spaces throughout the property. Annual spend on heating and hot water was in the region of £40,000 per year.
The owners were keen to engage with sustainable technology to reduce both costs and carbon footprint, but needed a solution that required no significant capital investment in new boiler equipment and would not disrupt hotel or restaurant operations at any point.
The Solution
Following a site visit, heat transfer optimisation technology was agreed for installation across all five plant rooms, with a guarantee that installation costs would not exceed year-one savings.
The installation covered three 30kw boilers, one 100kw boiler and one 60kw boiler within the main hotel. Two further 30kw boilers serving serviced apartments located away from the main building were also included. The full installation took place in October 2024 and was completed in three hours.
No downtime was required on the heating or hot water system. Hotel and restaurant operations were unaffected throughout the process.

The Results
Based on data collected between October 2024 and January 2025, the Georgian House Hotel achieved a 23% reduction in kWh per degree day per guest, representing a projected annual saving of £9,200.
During the same period, the hotel opened additional rooms and saw a significant increase in guest numbers. Adjusting for this occupancy growth, the efficiency improvement rises to 27% and the projected annual saving to £10,800.
