LED Lighting as a Service

Upgrade to efficient LED lighting with no upfront capital. You pay an agreed rate only on the energy you save, while a specialist partner funds the upgrade and carries the hardware and breakdown risk.

Efficiency without the capital outlay

Lighting is one of the quickest efficiency upgrades available, but the upfront cost often stops a project reaching the budget. An Efficiency Energy Agreement removes that barrier. The upgrade is funded by a specialist delivery partner, and you pay a fixed rate on the energy you avoid, which is lower than your grid price.

Zero upfront capital

You deploy no capital. Hardware costs and breakdown risks sit with the provider, not with you.

Pay only for savings achieved

You pay the agreed rate on energy you actually avoid, and you keep the rest of the saving.

A baseline that adjusts

If occupancy or usage falls, the baseline adjusts downwards automatically, so you only ever pay on genuine savings.

How it works

1

Assess

Our free desktop report uses your existing energy data to show where waste sits in your building. Lighting specialists then survey your lighting, covering its condition, compliance and energy performance, and set out the commercial case with projected electricity and carbon savings.

2

Model

The specialists model your baseline use, the expected use after the upgrade, your grid price and the agreed rate over the contract term, so you see the numbers before you commit.

3

Install

A specialist partner funds and delivers the LED upgrade, planned around your guests and day-to-day operations.

4

Save and measure

You pay the agreed rate on the energy avoided, tracked against a baseline that adjusts with your occupancy.

A worked example

To show the principle, here is an illustrative example for a commercial building using round numbers. It is not a quote or a guarantee, and your own results will depend on your building, tariff and contract terms. On these assumptions, the avoided energy costs 12p per kWh instead of 28p, a difference of around £76,800 a year before grid price inflation and any maintenance savings.

1,200,000 kWh before

Annual grid electricity use before the upgrade.

720,000 kWh after

A 40% reduction in grid use once the upgrade is in place.

28p against 12p per kWh

You keep paying the grid price on the energy you still buy, and the agreed rate on the 480,000 kWh you avoid.

Why it matters now

Tightening standards

Energy efficiency rules for commercial property are tightening, with EPC B proposed as the minimum by 2030. Lighting upgrades are one of the more straightforward ways to improve a building’s energy performance.

Cost certainty

The agreed rate can be fixed or linked to an escalator, depending on the agreement, so you can plan with confidence against rising grid prices.

Lower maintenance burden

With the provider carrying hardware and breakdown risk, there is less to fund and manage on your side.

Who it suits

Hotels and hospitality

Corridors, back-of-house, meeting rooms and car parks that run for long hours, without disrupting guests.

Landlords and offices

Buildings with MEES exposure that need better ratings without a large capital project.

Multi-site operators

Portfolios where the budget is the barrier to rolling out upgrades across every site.

An independent starting point

Evolution NetZero gives independent, vendor-agnostic advice. Lighting specialists assess your building first, and where a funded efficiency agreement is the right fit, we introduce you to them. If another route is better value for you, we will say so.

FAQs

Frequently asked questions

What does lighting as a service mean?

Instead of buying new lighting outright, the upgrade is funded and delivered by a specialist partner, and you pay an agreed rate on the energy the new lighting saves.

How is it different from buying the equipment?

With a purchase you fund the whole cost up front and carry the risk. Here you deploy no capital, and hardware and breakdown risks sit with the provider.

What happens if our occupancy changes?

The baseline adjusts downwards automatically if occupancy or usage falls, so you only pay the agreed rate on energy genuinely saved.

How long is the contract?

Terms are agreed for each project. We model a range of terms, with 10 years a common starting point, so you can compare the numbers first.

Is it right for our building?

It depends on your energy use, tariff and building. Start with the free Cost & Energy Waste Report, a limited-time offer, and we will tell you honestly whether a specialist assessment is worth pursuing.
