The Challenge

The Priest House Hotel is a historic country hotel set in beautiful grounds near Castle Donington and East Midlands Airport, offering high-quality accommodation and well-regarded dining in a distinctive rural setting.

Unlike many hotels, the property runs on a combination of LPG and oil rather than mains gas, serving heating and hot water across the main hotel, restaurant and holiday housing on the estate. Annual spend on heating and hot water was in the region of £40,000.

The hotel was keen to reduce both costs and carbon emissions without requiring extensive new plant or any disruption to operations. The solution had to work within the existing heating infrastructure and deliver measurable results.

The Solution

Following a site visit, heat transfer optimisation technology was agreed for installation across three plant rooms, with a guarantee that installation costs would not exceed year-one savings.

The installation covered a 60kw boiler servicing domestic hot water, a 100kw boiler and back-up boiler serving the main hotel heating system, and a 100kw boiler servicing the holiday housing on the estate. The full installation was completed in July 2024 in 2.5 hours.

No downtime was required on any heating or hot water system. Access was restricted to plant rooms throughout, with no disruption to hotel, restaurant or cottage operations at any point.

The technology is fuel-agnostic. It works with LPG, oil or gas with no changes required to existing boiler plant.

Reduced fuel consumption directly reduces CO2 emissions. Full degree-day and occupancy-adjusted reporting is provided.

The Results

Based on data collected between August 2024 and July 2025, the hotel achieved a 17.2% reduction in litres of fuel per degree day per guest, representing a year-one saving of £5,347. During the heating season specifically, the saving reached 21.3%.

The total reduction in fuel consumption equates to 9,883 litres, equivalent to 15.4 tonnes of CO2. Fuel data is adjusted to remove approximately 1,750 litres per month used for cooking. Degree day calculations exclude June and July when heating is not in use.

Following these results, the hotel has engaged the team to assess further buildings within their wider estate.
